Fall Seasonal Checklist

Don’t “fall” into the season without preparing your home for the cooler weather.

Proper maintenance of your home and garden will help preserve your investment. And best of all, keeping your house in tip-top shape this fall will prevent any unnecessary chores in the spring.

Outdoor Projects

- Complete exterior painting before cooler weather arrives

- Check and repair exterior lighting before daylight fades

- Store lawn ornaments and patio furniture in a shed or basement. If space is limited, weather-resistant covers can protect outdoor furnishings

- Cover air conditioner and barbecue to prevent winter damage

- Close your pool before leaves start to fall, and nighttime temperatures begin to drop. Sooner than that and you risk an algae bloom

- Store kids toys indoors or in an outdoor shed to prevent rusting and fading

Lawn & Garden

- Till and prepare planting beds when the soil is relatively dry. By adding soil and mulch to your beds, you’ll be a step ahead for spring planting

- Plant spring blooming bulbs and perennials

- Protect roses, saplings and small trees by sheltering them with a burlap screen

- Pull weeds to reduce the number of seedlings next spring

- Mow grass short for the final cut of the year by reducing the cutting height gradually to 3.5 cm (from 7.4 cm) until the grass stops growing

Indoor Preparation

- Bring container plants indoors, making sure they are free of pests. Doing so may enable plants to survive the season and bloom again in spring

- Check and clean your humidifier. Empty the tank, dry the inside surfaces and refill with clean water. Be sure to follow the manufacturer’s instructions.

You can still sell in a down market!

You’ve heard the rumours, and they’re true.  The real estate market has indeed slowed down during the latter half of this year.  But don’t believe all the doom and gloom you read in the newspapers…it’s not as bad as you might think!

The buyers are still out there, mortgages are still relatively easy to get and interest rates are good.  So what’s the problem?  Simply this: buyers now have the option to be more choosy in what they purchase.  They’re taking their time, they’re looking for good deals.  They’re not jumping on over-priced homes like they have in the past few years.

A home that’s priced right still sells.  Case in point, in the last few weeks I’ve taken 3 new listings.  Of the three, two received and accepted offers within a week… and one of them even had multiple offers!  Homes need to be priced right to sell, and in this market, you simply cannot overprice a home and wait for the market to catch up to it.  Not unless you want to end up chasing the market with price reduction after price reduction!  Still, even with a good price, you may have to practice more patience as a home seller in the next few months.

Be sensible when you’re selling your house, listen to your Real Estate Professional’s advice, and remember, if you’re selling in a down market, you’re also likely buyng in a down market…price is relative.

Single Females Drive Housing Demand

I was perusing through the article library on the Royal LePage Network site, and came across this one about single females.  I found it fascinating because I can relate so well to it.  I am a single female, I own my own home, and I, like 25% of other single female home-owners do the majority of the ‘fixing-up’ myself (or with friendly help) instead of hiring a contractor.  I like to do the work myself, I like to be able to tell people I tiled the floors, or installed a new faucet – it makes me feel so good!  So, here’s the article for your enjoyment, straight from Royal LePage:

With a chequebook firmly in one hand and a hammer confidently in the other, single female homebuyers of all ages continue to knock down barriers by purchasing real estate and tackling home repairs.

Currently, 30 per cent of single, never-before married women own their own home, while 45 per cent of divorced or separated women and 64 per cent of widowed women are homeowners, according to the Royal LePage Female Buyers Report.

When current female homeowners and renters who intend to purchase in the next three years were asked, “When searching for your home, which type of home would you be looking for?” 25 per cent said that they are looking for a “fixer-upper” and plan to do the work themselves, while only nine per cent will hire a contractor.

“The notable upswing in real estate activity among females is not surprising given that women are earning higher salaries than ever before,” said Lisa da Rocha, vice president, marketing, Royal LePage Real Estate Services. “Single women now play a significant role in the housing market. Eager to experience the pride of ownership and exercise their independence, we are seeing growing numbers of women buying their first home on their own, trading-up homes as they progress professionally and taking on home renovations,” added da Rocha. “Today’s woman is much more financially astute than her counterpart a decade ago, and is well versed in real estate as a solid long-term investment.”

Additional Poll Findings:

- Among those who own and rent and intend to purchase a home/condo in the next three years, men and women both rank equally (81%) taking out a mortgage from a bank, however, nine per cent of men said they would rely on their family to pay for their entire home, in comparison to only three per cent of women.

- Of women who own, who don’t intend to purchase in the next three years, when asked, “Which one of the following motivations most influenced your decision to purchase your home?” the top three responses included: it makes more sense than renting (36%), want to put my money into a good investment (22%) and pride of ownership (13%).

- Among women who are intending to purchase in the next three years, when asked, “Which methods will you use to educate yourself about home purchasing?” the top three responses cited were speaking with a real estate agent (83%), speaking with friends and relatives (78%) and using real estate and financial websites (64%).
